The site plan meets all the requirements in Bloomington’s Unified Development Ordinance, but commissioner Ron Smith expressed concern with the proposed color scheme.

The Ivy Chase Subdivision property is outlined in red. The plan includes 37 lots, but only 33 will be available for purchase. The plan commission approved a preliminary and final plat for a 43-lot subdivision on the same property in 2006, but the developers never installed infrastructure.
