Village Deli will be demolished and replaced with a four-story, multiuse building. The bottom floor will be retail/restaurant space, and the top three floors will house 29 bedrooms across 25 apartments.
Bloomington Plan Commission unanimously granted major site plan approval for the project Monday.
Commissioner Brad Wisler asked where he can find pancakes while the project is under construction. Property owner Bob Costello said the restaurant will temporarily relocate.
“The current plan would be to relocate the Village Deli in another location," Costello said. "So we can continue to provide your delicious pancakes, Brad, and continue to employ the staff we have.”
Ryan Strauser with Strauser Construction said the ground floor will also include a 12-spot, residential parking garage.
“Everything we’re designing here is more geared toward a grad student,” Strauser said. “It’s in nature, that we think it’s going to take less vehicle parking because they’re going to be more reliant on going to campus, bicycle parking, using public transportation.”
He said the project team would like to begin construction as soon as possible, but it could be delayed depending when Duke Energy is able to address several overhead power lines in the area.
Peoples State Bank
Plan commission also granted major site plan approval for a new Peoples State Bank headquarters.
Currently, the company has a branch at the corner of 17 th Street and Walnut Avenue, which used to be a Pepsi bottling factory. Peoples State Bank is proposing to replace the branch with a 34,000 square foot office building and 58 off-street parking spaces.
“We’re starting to see more investments and more development on the north side, but it's slow to develop compared to the downtown area,” commissioner Chris Cockerham said. “I think this is a huge step.”
The Bloomington Board of Zoning Appeals last month approved two driveways for the project- one on Woodburn Avenue and another on 17 th Street.
