Bloomington city leaders want tightened regulations for new developments due to residents’ concerns over a rapidly-growing downtown.
The city wants to regulate downtown density and the heights of buildings. The proposed changes to Title 20 of city code would deny most new construction over three stories.
Developments at the same height as buildings like the Graduate Hotel and the currently in-development Urban Station 2 would no longer be allowed under the proposal.
If approved, the changes would remain in place until the city adopts an updated Unified Development Ordinance next year.
City Communications Director Mary Catherine Carmichael says Mayor John Hamilton made the changes a priority when he started campaigning for office in 2015.
"A very consistent concern that he’s heard from residents is the size and number and location of typically student housing projects going on in the downtown area," she says.
The Bloomington Plan Commission will hear the proposals on December 11th.
