Bloomington approves first duplex in single-family neighborhood

The Bloomington Board of Zoning Appeals Thursday approved a duplex in the Green Acres neighborhood on the east side. The project is the first duplex approved in a single-family neighborhood since the UDO was amended in 2021. 

Grant Properties plans to demolish the single-family home at 110 S. Roosevelt Avenue and build a one and a half story duplex with two, two-bedroom units.  The property lies in a residential small lot (R3) zoning district, which along with residential medium (R2) and residential large (R1), was historically referenced as core neighborhoods. 

“These will be really pretty units and they will live there really well,” Grant Properties president Doug McCoy said.

During public comment, owner of Cedarview Management Elliot Lewis said he used to own houses in the neighborhood, and he supports this project. 

“There are certain structures in that neighborhood that the neighborhood would benefit if they were replaced,” Lewis said. “And this design is a really sharp design.”

The board unanimously granted the duplex request.  

Under Bloomington code, the city can authorize the conversion of 15 single-family homes into duplexes each year.
