University Properties to build 135 bedrooms by Memorial Stadium

University Properties is converting another four lots across from Memorial Stadium into student housing.

Bloomington Plan Commission unanimously approved the six-story, 135-bedroom project Monday. The newly approved structure will be built on the southwest corner of East 19 th and North Dunn Streets, across from another University Properties building approved December 2021.

The site is currently occupied by two single-family homes and two apartment buildings, each with 15 units.

Plan commission member Jillian Kinzie said she is happy to see the project add sidewalks on 19 th Street as the area becomes more populated.

“The more students we put in this wonderful, dedicated student housing space that’s close to campus, the more they’re going to walk, and they need to use the sidewalks to be safe,” Kinzie said.

The new project also includes 4,800 square feet of commercial space and 113 parking spots. The property owner plans to use retail space along 19 th Street for a new leasing office.

Construction will begin in November and finish by August 2024.

The building will have a 24,000-square foot floor plate, which is only possible for properties in mixed-use student housing zones that meet the city’s environmental and affordable housing incentives. The affordable housing incentive allows property owners to contribute to the city’s housing fund rather than putting affordable units in their building. The final contribution is not determined, but the city anticipates University Properties to pay about $420,000.
