The intersection of South Rogers St. and West That Rd. in Monroe County is getting a facelift with the rezone of five proposed buildings.
The Monroe County Board of Commissioners unanimously ammending the zoning ordinance Wednesday for a residential and commercial development at 4831 and 4833 S Rogers Street.
County planner Drew Myers said the petitioner, Blind Squirrels LLC, requests the 4.12 acres be rezoned to a mixed-use development.
The development includes five buildings, which will resemble era-specific structures around Bloomington.
Building one will have a ‘train depot’ design like Hopscotch Coffee on West Dodds Street. It will have four multi-family units on the top floor and four commercial units on ground level. The ground units could transition to residental space, if needed.
Buildings two, three and four will have a ‘sawtooth’ design like the Showers Building on North Morton Street. These buildings will have 15 paired condominium townhomes.
Building five will feature a ‘Gables-style’ design like Buffalouies on Indiana Avenue. It will have commercial space on the ground level and one multi-family residence upstairs.
Additionally, Myers said there will be 93 parking spaces, a pollinator garden, and a designated flood plain with walking loop. The project will be bordered to the east by the soon-to-be-developed Southern Meadows neighborhood.
Commissioner Julie Thomas said the development is tenacious and well-thought out.
“The architectural diversity is greatly appreciated,” she said. “This is really going to be a huge improvement to a space that consists right now of sort of dilapidated warehouses.”
Myers said the developers plan to complete the project in three phases over three years.
