Changes to the Bloomington’s Unified Development Ordinance could create a number of land use regulations, including a new zoning district specifically for student housing.

Bloomington residents and community stakeholders met Tuesday to discuss the latest updates to the UDO during the sixth round of public meetings.

Since the process began in February 2018, residents have expressed concerns about student housing and housing affordability.

Representatives from consulting firm, Clarion and Associates say a new zoning district for student housing will serve to accommodate students, but keep the dwelling spaces separate from multi-family housing.

The draft also requires new developments near residential neighborhoods to match the height of the nearest building within 50 feet.

The UDO outlines land use, zoning and development regulations for the city, but the document hasn’t seen a comprehensive update since 2007.

Residents can still review the draft and submit their comments online. The final ordinance adoption process will begin in April.
